What permanent lighting is

Permanent lighting is a row of individually controlled LED lights set into a slim aluminum channel (the “track”) that runs along your roofline for good. In daylight, the track looks like a thin line of trim. At night, the lights can be any color, any pattern and any brightness, controlled from your phone.

It replaces two things at once: the strands of holiday lights you hang and take down every year, and the plain porch lighting that leaves the rest of your house dark.

How it’s installed

  1. Measure and plan. We measure the roofline you want lit, check the fascia and gutters, find power and plan zones, the sections you can control separately, such as the front and the garage.
  2. Mount the track. The track mounts to the fascia, the trim board at the roof edge. It does not go through your shingles, slate or tile, and it’s color-matched to your trim.
  3. Power and controller. Low-voltage wiring runs to a power supply and controller, usually in the garage or attic. Most systems plug into an existing outlet. If you need a new one, that’s a job for a licensed electrician.
  4. Set up the app together. Before we leave, we set up your scenes and schedules with you and show you how to change them.

Some local rules affect permanent lighting directly, and we plan around them before we quote:

  • Nichols Hills limits outdoor lighting to warm 2600 to 3200 K light outside a seasonal window, requires shielding, and may require a permit. See how we design for the Nichols Hills code.

What it costs

We price by the linear foot, with Good, Better and Best tiers depending on how much of the house you light and how much control you want. Your free night mockup comes with a price for each tier, so you can compare what you’d get before you decide.

Is your roof due for replacement?

If your roof is near the end of its life, have it replaced before the lights go up. A new roof usually means new drip edge along the same edge the track mounts to, so doing it first means the track only goes up once. We look at the roof edge, fascia and gutters during your measure and tell you if anything should be fixed before we mount.

Permanent Lighting: common questions

How is permanent lighting installed?

A slim aluminum channel (the "track") is mounted along the fascia or just under the roof edge, and the LED lights sit inside it. The track is color-matched to your trim so it blends in during the day. Low-voltage wiring runs to a power supply and controller, and once everything is mounted we set up the app with you before we leave.

Most systems plug into an existing outdoor or garage outlet. If your home needs a new outlet, a licensed electrician should do that work.

Will it damage my roof or gutters?

The track mounts to the fascia, the trim board behind or below the gutter, and not through your shingles, slate or tile. That keeps fasteners out of the roof covering. We look at your fascia and gutters before we quote. If the wood is soft or a gutter is pulling away, we will tell you, and it should be fixed before anything is mounted.

What does it look like during the day?

From the street you mostly see a thin, trim-colored line under the roof edge. There are no hanging strands or clips. We include a daytime view with your mockup so you can judge it for yourself.

How are the lights controlled?

From an app on your phone. You can choose colors and brightness, save scenes ("Everyday warm white", "Christmas", "Game day"), and set schedules such as on at sunset and off at 11 p.m. Each controlled section of roofline is a zone, so the front can show one scene while the garage shows another. The controller connects to your home Wi-Fi, so good Wi-Fi coverage near where it is mounted helps.

How much electricity does permanent lighting use?

Very little, because the lights are LEDs. Here is the math: kilowatt-hours = total watts × hours on ÷ 1,000. For example, if a whole system drew 100 watts and ran 6 hours a night, that would be 0.6 kWh a night, or about 18 kWh a month. Multiply by the rate on your electric bill to get the cost. Warm white at moderate brightness uses less power than full-brightness color. Your quote will list the actual rated wattage of the system we propose.

Is it holiday lighting or everyday lighting?

It is both. The same lights do Christmas in December, red and green or anything else you like, then your team's colors on game day, and a soft warm white on ordinary nights to light up your roofline and front yard. Seasonal scenes can be scheduled ahead of time, so you never get on a ladder in November again.

Some cities and HOAs limit colors or the dates holiday lighting can be up. We plan your schedules around those limits. See Nichols Hills and Gaillardia for two examples.

Do I need HOA approval?

Often, yes. Permanent hardware on the outside of a home usually counts as an exterior change, even when hanging seasonal decorations does not. Rules differ by neighborhood. In Quail Creek, for example, each section has its own covenants, and in Gaillardia design guidelines and review apply. We can provide a product spec sheet, the mounting method and a color-matched mockup for your architectural review application.
